Commercial Mortgages & Buy to Let Portfolio's

Investment & Owner Occupied

We can arrange finance on commercial Investment property and owner occupied commercial property whether the ownership structure is in personal names or in a company.

Commercial finance is also available on residential portfolios where they do not fit the high street buy to let criteria.  These tend to be Multi Unit Freehold blocks (MUFB) of 6 or more properties and larger buy to let portfolios.

This also includes corporate entities with shares owned by trust structures.

 

Generally the maximum facility is 60% to 65% of the property value.  Exceptions would be owner occupied properties where 75% to 80% is available depending on the strength of your business and accounts.

 

Even higher facilities are available if you are in the medical, veterinary, Legal or accountancy sector and it is possible to arrange commercial facilities of up to 100% loan to purchase.

 

Most facilities tend to have a maximum term of 5 years.  However, the repayments are usually based on an amortising period of between 15 and 30 years.

We have relationships with some building societies that will offer loan terms in excess of 5 years, but these are assessed on a case by case basis.
